Buying a House

Buying a house in Ireland is an exciting step, but the legal and conveyancing process can sometimes seem complicated. Our Dublin conveyancing solicitors guide clients through each stage of buying a home, from the time you go sale agreed until you receive the keys. We provide clear and practical advice throughout the purchase and make sure you understand what is happening at each stage.

What happens after you go sale agreed?

Once your offer has been accepted, the estate agent will issue a sales advice note to the solicitors. The seller’s solicitor will then prepare and send the contract for sale and title documents to us for review.

We will investigate the title to the property, review the contract and raise any necessary queries with the seller’s solicitor. If you are obtaining a mortgage, we will also deal with your lender’s legal requirements and mortgage documentation.

We will advise you before you sign the contract and explain any issues that arise. Once contracts have been signed and exchanged, we will work towards the agreed closing date, when the purchase monies are paid, the property is transferred to you and you receive the keys.

What does a conveyancing solicitor do when you are buying a house?

Your solicitor’s role is to make sure that you acquire good legal title to the property and that the legal requirements of the purchase are properly dealt with. This involves much more than simply reviewing and signing the contract.

We examine the title to the property, review planning and other relevant documentation, raise queries with the seller’s solicitor, carry out the necessary searches, deal with your mortgage lender where applicable, arrange the transfer of the purchase funds and complete the legal formalities required to register you as the new owner.

Where an issue arises during the conveyancing process, we will explain its significance and advise you on the options available before you proceed.

Whether you are buying your first home, moving house or purchasing an investment property, we aim to make the conveyancing process as straightforward and efficient as possible.
